While your unit is listed as available for sublease you remain fully responsible for all obligations and terms of the lease, including payment of rent and applicable utilities. Once a sublease applicant has been approved, there will be a sublease charge added to your account as explained in your lease agreement. If you refer a new, qualified applicant to us who ultimately subleases the property, you may receive a discount on the sublease fee as explained in your lease. Once a new tenant has been approved and a lease is signed, you are required to move out of the property at least three days before the new tenant's move-in date.
Although we will advertise the sublease for you, we do not warrant or guarantee that we will find a qualified new tenant. You are strongly encouraged to take your own steps to advertise the availability of the sublease and to refer potential tenants to us for questions, tours, and applications. For your safety, we discourage you from offering tours of the property on your own. Once we have posted the sublease listing you may use the link to advertise the property, but you are prohibited from representing yourself (either expressly or implied) as a representative, agent, or employee of RentAmes Property Management, and you may not use our logo or other trademarks or branding without our prior written approval. You may additionally consider offering specials such as a free month's rent or discounted rent for the remainder of the lease term, but all such offers and agreements are at your own cost and are exclusively between you and the new tenant.
