What if I have a felony or some other conviction on my record?
This depends on what the conviction was for and how long ago it occurred. We treat these situations on a case-by-case basis. If in doubt you can always apply, just make sure you answer every question honestly.
Does everyone who will live in the unit need to fill out an application?
Yes, all persons living in the unit will need to fill out an application, unless they are a dependent minor. We will need to know the number of total persons living in the unit, minors included.
Are pets allowed?
For the most part our rental houses are pet friendly. Many of our multi-unit buildings accept pets, but may not permit dogs. The listing should say if a particular unit permits pets, but you can always contact us to check.
Is there pet rent or pet deposit?
Yes, there is pet rent and a pet deposit. Pet rent is a flat rate of $25.00 per animal. Pet deposit is refundable and is $200.00. There is also a non-refundable service fee of $150.00 charged when a pet addendum is signed.
What if I just sneak a pet in?
Sneaking pets in is a bad idea. We will find out in short order, and then you may be fined up to $400.00, we will have you remove the animal, and you may face other consequences up to and including eviction.
When can I schedule an appointment to see apartments, houses, or duplexes?
As soon as the properties are listed (usually around the beginning of February). I keep a contact list all year long, and I’ll be more than happy to put you on the list – but we won’t show units until they are posted.
Can I see the units before they are posted?
Maybe. We do sometimes make exceptions, but please remember that we try to make these exceptions infrequently, and you will not be able to sign a lease until the unit is posted.
What utilities and extras are included with rent?
This varies with the unit, so check the listing to see what is or is not included. Typically, in apartments, most utilities are included (internet, water/sewer, garbage and either gas or electricity). In duplexes and houses, tenants are typically responsible for their own utilities.
How long do your leases run? When do they start/end? Do you do short-term leases?
Our residential leases are August 1st through July 31st. We do not do short term leases. The only exception is if there is a unit available to sublet. These will be listed in the available properties tab, and the listing will state how long the lease will be for.
