Am I required to have renter's insurance?

Generally, our leases require that every residential tenant have liability-to-landlord insurance with a minimum coverage of $100,000 per occurrence for tenant liability damages. There are many “renter’s insurance” policies that offer this amount of coverage in addition to coverage for your own personal belongings. We strongly recommend you obtain your own renter’s insurance policy because they are often a better value with more coverage.

If you do not provide us with proof that you have adequate liability-to-landlord insurance coverage (or your coverage expires or lapses) you may be enrolled in lability-to-landlord insurance coverage at a rate not to exceed $15 per tenant per month (although the rate charged is currently lower than this). The cost for this coverage will be added to your account each month until you provide us with proof of adequate coverage. Remember, every tenant in your rental must provide adequate proof of insurance in order to have the fee removed.

Where can I upload/send my proof of renter's insurance?

Your proof of liability-to-landlord insurance coverage can be submitted on your tenant portal. Log in to your tenant portal and click on the insurance tab. There you will be asked to provide details of your insurance policy including the insurance company’s name, policy number, and effective dates. You should also upload a copy of your proof of insurance to speed up the verification process. Once we are able to verify your policy and coverage is adequate, we can remove any future fees for insurance coverage.

You should also upload proof of insurance when your policy renews. If your policy expires and we have not received an updated proof of insurance you may be enrolled in liability-to-landlord coverage until we receive proof of your new or renewed insurance coverage.

What is this "insurance" fee I was charged?

Generally, our residential leases require that you provide us with proof of adequate liability-to-landlord insurance coverage before your move-in date. If you (or one of your roommates) do not provide us with proof of adequate insurance coverage you may be enrolled in liability-to-landlord insurance coverage at a rate not to exceed $15 per tenant per month. These fees will continue to be added to your account each month that we do not have proof of adequate insurance for every tenant on the lease. Additionally, if your policy expires or lapses you may be enrolled in coverage at that time.
