When is my rent due?

Most of our residential leases have monthly rent due on the first day of each month. Late fees begin to be charged after the fifth day. Check your specific lease in your tenant portal to confirm your rent due date.

How do I pay my rent?

You can pay your rent through eCheck (ACH) on your tenant portal. This is the fastest and most secure way to pay your rent, and you can setup recurring automatic payments. You can also pay by credit card and debit card, but the third-party payment processor will charge non-refundable fees. If you would prefer, you can mail or drop off a check or money order at our office, but we do not accept cash payments. If dropping off a check or money order after-hours, there is a drop box to the right of our office door.

How do I access my rent payment or security deposit history?

Login to your tenant portal and click on the “Payments” tab. From there click on “view full account ledger” to see your entire payment history, including rent payments and security deposits. If checking your security deposit amount, you can also check your lease. To view your lease, in your Tenant Portal on the “Home” tab, scroll to the bottom, and click to download a PDF of your current lease. The security deposit is listed towards the beginning after the monthly rent.

When are security deposits refunded?

Security deposits returns are mailed at least 30 days after both (1) the end of your lease term and (2) you have provided your forwarding address. You will also have to allow time for processing and delivery from the postal service. We do not answer questions about security deposit returns until at least 35 days after your lease has ended.

How do I appeal a deduction from my security deposit?

To appeal a deduction from your security deposit you must complete an appeal form within 30 days of the date listed on the security deposit return statement. The appeal form is available online:
